Permits, Exclusions & Assumptions

- Excluded: concrete, asphalt, flooring, or landscaping restoration
- Excluded: code upgrades the inspector requires beyond the listed scope
- Excluded: hazardous material handling or abatement (asbestos, lead, mold)
- Excluded: work by other trades — electrical, framing, HVAC, gas-meter changes by the utility
- Concealed conditions — corroded lines, hidden leaks, rot, or non-code work found after opening — are quoted separately by change order
- Assumes adequate access, working main shutoff, and no obstructions not visible at inspection
Terms, Validity & Acceptance
- This estimate is valid for 30 days from the issue date; pricing may change after with material cost
- Payment schedule — deposit, progress draws, and balance due on completion/inspection
- Accepted payment methods (card, ACH/bank transfer, check)
- Any change to scope requires a signed change order with revised price before that work proceeds
- Warranty — state term and coverage on labor and on installed materials (manufacturer warranties pass through)
- Lien release furnished for each portion of work upon payment for that portion
- Three-day right to cancel applies where required for in-home/off-premises sales
- Cancellation and restocking policy on special-order fixtures or equipment
- Customer acceptance — printed name, signature, and date
